Lots that end at a lake, a fairway or a hillside
Hampton Cove was laid out around golf and water, so plenty of backyards here stop at a lake bank, a fairway line, or the toe of a slope running up toward Keel Mountain. That changes how a project gets built. A deck on falling grade needs its beams, posts and footings worked out for the drop instead of dropped onto a standard plan, and the railing detail matters more than usual because you are looking through it at the view.
With 28 stocked lakes and about 20 miles of paths through the community, most families here are already outside. The design question is usually where to sit and what to look at. On the west side of the valley the evening light comes off Monte Sano and Green Mountain, and that often decides which corner of the yard becomes the main gathering spot.
The first Hampton Cove decks are wearing out
Building started here in 1992 and much of the original run continued through the 2000s, which puts a lot of pressure treated decks well past their useful life. Hot, humid summers and heavy downpours are hard on wood that stopped getting sealed years ago. The failures show up in the same places: soft stair stringers, cupped boards, rusted fasteners, and rot where the ledger meets the house.

A putting green for people who play the Trail
The Robert Trent Jones Golf Trail at Hampton Cove sits right here, and its Highlands, River and Short courses are the greens local golfers have in their hands every week. The River Course has water on 16 of its 18 holes and no bunkers, so the practice that pays off around here is distance control and reading break.
A backyard green should be built for that, which means real contour, several cup positions so the same putt is not repeated all afternoon, and a fringe worth chipping from. HOA and architectural review, handled
Nearly every street in Hampton Cove sits under a master association with a neighborhood association layered on top, each carrying its own covenants. In practice that means an architectural review committee approves a deck, a structure or a pool before anything is dug or delivered. We prepare the drawings, elevations and material list in the form your committee asks for, and we schedule the build around the approval rather than assuming it.
If your covenants set limits on height, setback, roof pitch, screening or fence style, say so on the first visit. It is far cheaper to design inside those rules than to redraw after a rejection.
Clay soil, footings and where the water goes
North Alabama clay swells when it is wet and shrinks when it dries, and it moves enough to matter under anything heavy. Deck footings, slab edges and pool shells all have to be set at proper depth on soil that will carry the load, which is the part of the job nobody sees and everybody pays for when it is skipped.
Valley lots near the Flint River and Big Cove Creek bring the second half of the problem, which is where the water goes once it lands. Grading, downspout routing and drains get settled before a surface goes down, not after the first storm. That is true for a patio and doubly true for an inground pool, where the surrounding deck has to shed water away from the house and the shell both.
Shade and screen for a Hampton Cove summer
Summers here are hot and wet, and living near lakes and greenway paths means insects. A patio cover makes an existing patio usable in July. A pergola defines a spot in an open yard with partial shade. A screen room or a sunroom gives you the outdoors without the mosquitoes, and an outdoor kitchen keeps the cooking outside with everyone else.
